This website allows you to make appointments to view or obtain copies of Building Plans on file
in the Microfilm and Plans Library. Be advised that in accordance to the General Records Schedule GS1-SL
for State and Local Government Agencies records retention for residential properties are for
10 anniversary years after issuance of certificate of occupancy. Although the Department tries
to maintain the records as long as possible as a service to customers, records that have exceeded
the mandatory retention may not be available.
Please note that certain properties are exempt from public records inspection and copying pursuant to Section 119.071(3) of the Florida Statutes.

the instructions click on the “I Accept” link at the bottom of the page to proceed.
Etiquette Guidelines/Procedures for Microfilm and Plans Library Appointments.
The below guidelines and procedures should be followed to ensure optimal records request service.
After clicking “I accept” the next screen will require that you enter a permit number or the address of the records request and submit.
The system will display the records available and the document format in which the records are available; either on Image or Film.
Records that are identified as “Images” under the “Document Format” have been electronically filed or have been converted to digital format
and can be viewed and/or printed using this website. If your search indicates “Images,” you will not need to visit the Department of Regulatory
and Economic Resources and you may proceed to pay the $18.75 research fee in order to view and print plans. Otherwise, continue to follow
the steps provided by the system to make an appointment.
Please note: If you need to obtain a certified copy, of an image/plans you must make an appointment. Certified copies are typically used
for: reissuing a permit, canceling a permit, or replacing a lost set of plans for the job site.
In order to print documents, your computer must have Adobe Reader version 9.3 or higher.

Or you can also print documents by:
- Right click on each file
- Select "Save Target As"
- Save the file to your local computer
- Open the document and print
Appointments are scheduled Monday through Friday from 7:40 a.m. to 3:40 p.m.
and are limited to 20 minutes. You may use any one of the following methods to
schedule an appointment:

A non-refundable research and appointment fee of $18.75 per address or permit number is
required to be paid prior to your appointment. This fee can be paid on this website with a
Visa or MasterCard by selecting “Pay Fees” and following the indicated instructions. You may also
arrive at least 15 to 20 minutes prior to your scheduled appointment and go directly to the
Cashier Section located on the left hand side of the 1st Floor. Please bring the paid receipt
with you to your appointment.
- Appointments are limited to 3 addresses or 5 permit numbers (from same address)
Please note that each individual address will incur research/appointment fee.
In cases where research may require more than 20 minutes, you may be required to
request an additional appointment to complete your research or to return to pick
up your copies at your convenience.
In addition to the $18.75 and appointment fee, there will be a cost of $6.25 per page
for 11 X 17 copies, $0.15 per page for 8 ½ X 11 copies, and $1.00 per page to certify your copies.
Certified copies of plans are required if you are reissuing a permit, canceling
a permit, or replacing a lost set of plans at a job site.
Please provide an accurate telephone number and e-mail address in the event of
an emergency that requires us to cancel or reschedule your appointment.
If you missed your scheduled appointment, please call our office at 786-315-2340 before
rescheduling as we may have completed your research and have the records ready
for pick-up. Records are held only until the next business day.

and the system will give you an option to cancel.
Please note: Records for residential and some commercial structures built, enlarged or
altered during 1961 to 1972 were destroyed in accordance with record retention policies, and are
NOT AVAILABLE. Additionally, in accordance with record retention policies, some of
the records for structures built, enlarged or altered between 1973 to 1978 were destroyed and
If you are unsure of when the structure was built, please visit the website of the Property Appraisal
to determine the built year. Although original drawing structure may not be available, subsequent improvements may be on file based on the year built.
